T-minus 2 weeks!

The countdown is on! We close in just 2 short weeks!

I haven’t been posting very much lately because the house has been going through some preliminary walk-throughs and punch lists (that’s where the builder comes in and takes notes about everything that they see that needs to be fixed before we do our walkthrough on July 2). It’s all pretty boring from the outside - but the last main step was just completed! We got our blinds and appliances in last week. So that was very exciting!

So we’re finalizing everything with the underwritter, Ken, and our mortgage consultant, Roxanne. We’re getting the last set of conditions approved - which is mainly a bunch of paperwork I need to send them for any “conditions” they would like to clarify. It sounds a lot like, “hey, I see in March you had an inquiry on your credit. Can you write a letter about what that is and if it resulted in a new debt?” It’s seriously major brain damage - but must be done! They also look at all of our bank statements and require paperwork on any non-paycheck deposits. And it’s not just a copy of the cleared deposit - we need to prove where it came from, why we received it and all that good stuff. I can honestly say that I cannot WAIT until this part is finished and the loan is approved from the final underwritter.

Meanwhile, there’s a lot in the works with our Closing Coordinator, Kim. She sent us our first closing letter that gives us our dates for walkthroughs and closing. Right now, we have a preliminary walkthrough on July 2 at the new house to show the builder everything that we see that needs fixed (another punch list). Then, we return on July 8 to make sure it was all completed to our satisfaction, before traveling downtown to the closing. We decided to take the whole day off so we could go back to the house and just sit on the floor.

We also met with a friend on Saturday who helped us pick out paint colors and where they should go. The first week after we close will be a lot of painting parties! I’m very excited to show it off :)

So you think you can…move?

There’s been a lot going on lately - not the least of which is major progress on my new home (and the new season of So You Think You Can Dance)!

Let’s see now - the last we left off, the trim trades were being done, cabinets and flooring installed - and I was (not so) patiently waiting for my granite!

I went in a couple of times to see some less impressive work being completed - but still very important. The door handles have been installed, toilets, plumbing and all that good stuff.

Need help?

Between the fires, weather, crazy heat and pollen in Orlando - I’m sick… again. This is getting old, really. And the biggest problem - I can’t go see my pretty house! I’ve been waiting for this week for months. It’s finally here… and I have to rely on pictures from Leona to get me through the day! How sad.

I feel like everything is happening, and I’m at home… laying on the couch and watching Judge Joe Brown.

So let me tell you a little bit about what’s happening -

I’m going to attempt to get out there tonight or tomorrow to take some more pictures - but I’m super excited! The brick paver driveway is being installed as well as the A/C. Once they get that in, the rest of the trades will come in to install the staircase, counters, door hardware, plumbing, etc.

I’m also ready to get our closing date! So I’ll be working with our closing coordinator, Kim, to find out when we can close! Then it’s back to Roxanne, our Home Mortgage Counselor, to coordinate the closing with them and our insurance.

Leona has been teasing us all day with pictures of our tiled floors, so we decided to run out tonight to see them for ourselves!

After we got the pictures, Anthony had a quick short circuit thinking the tile was the wrong color (it has been 2 months since we saw the sample) and the pictures make it look a little darker than it is - so the visit helped us to visualize! I mean, really - how many versions of beige could there possibly be? We couldn’t go in because it was just set and hasn’t been through grouting yet - but we poked our heads through the front door and it was beautiful!

I love the brick-laid pattern that the designers chose and I’m soooo happy we decided to keep it.

Tomorrow they’ll be doing the wall tile in the kitchen (backsplash) and bathrooms, and we’re on track to start cabinet installation on Thursday!

Um, who knew that it was a sweltering 95 degrees today in Orlando?

But you think that would keep me away from my beautiful new home?! Forgetaboutit!

So here’s what’s been going on:

All of the interior paint has been done in our color, Burberry Beige. The trim work (close to the ceiling and around the doors) are still left yet.

All of the doors have been hung inside, and trim work completed - including baseboards where there will be carpet.

We chose a 3-panel interior door because I thought it was a little more contemporary than the 6 panel or 2-panel arched doors.

They also just put in the beginning wire work in all the closets and pantry.

Monday they’ll be installing Mapei, which is a dark, sticky, tar-like substance that serves as a foundation for the tile floors. It helps protect the grout from cracking if there are any shifts in the foundation of the home.

Once the Mapei is installed, the tile floors and walls (kitchen backsplash and bathrooms) can start to be installed - hopefully on Tuesday. The cabinets are all scheduled to start on Thursday!

So what’s the significance of cabinet installation? That signals the builder that we’re only about 6 weeks out from closing - so I can ask our Closing Coordinator, Kim, for a close date once the cabinets start! Not to mention, they just look pretty :)

So what happened exactly?

Many of my readers have been following my own personal journey buying a new home, and although I must seem like a super smart new home sales guru (:)), I actually spent my first 5 years after college working for a newspaper. I know, shocking right?

So when I got to Engle, I didn’t know a whole lot about the home buying process. What I did know about was marketing; and thus - the New Home Sales Guru was born. I even remember thinking - “well, they must not be in bad shape if they’re hiring me!”, even though it was the end of the 3rd quarter, 2007, and rumors of a downward turn in home sales were beginning to circulate.

Little did I know, just a few short months later, Engle’s parent company, Tousa, would file for Chapter 11 protection and my career changed.

So how did we get here?

Never fully understanding the process, I knew what I thought was important: everyone was getting loans (why didn’t I know this back then?), and buying homes they couldn’t necessarily afford with no money down. But there’s so much more to it than that…

This project was completed as part of Jonathan Jarvis’ thesis work in the Media Design Program, a graduate studio at the Art Center College of Design in Pasadena, California. I personally found it to be greatly informative for anyone who isn’t as familiar with the process. Especially those people who are feeling the backlash of strict loan policies and signing over their first born child - ah hem - to underwriters who need to know every detail of their life - today, I wore black flip-flops and ate dinner at Giovanni’s - just to buy a home.

Being a first time home buyer in this market is great. We have every benefit - from rock bottom pricing and builder incentives, to low interest rates and a great tax credit - but you have to be willing to put in the effort. Getting a loan these days isn’t very easy… but it’s very worth it.

Twitter was so yesterday

Of course my job is learning on how to keep up with new trends in marketing and social media, so I was more than eager to jump on the newest “it” thing - Loopt! It’s the new “legal stalking” - but so far, it’s been really fun!

For my beginners out there, check out this Loopt commercial for the iPhone.

As a beginner myself, this new little “it” thing is a bit confusing, but the possibilities are pretty cool. So I downloaded the app, invited some friends, and updated my first status!

So here’s how it works.

I update my status to “Working” and it uses my phone enabled GPS to track my exact location. I can even take a quick picture through the app which it attaches to my status and location. Then, it updates my twitter and facebook statuses (even my blog status) and alerts friends that are signed up to recieve my updates.

If you go to my facebook, this is what you’d see:

When you click on the link, it brings you to my Loopt location, complete with status, location and photo I took!

You can even type in your address and get directions to where I am! (hey, anyone close by want to grab lunch?)

So if you don’t have an iPhone, it’s not quite as cool - but many providers are offering the app for free - you just need text messaging, access to a data plan and gps (which most up to date cell phones have) to make Loopt work for you!

Loopt also has really good privacy settings, so don’t worry about broadcasting yourself to everyone on the internet - you can control who sees your location, and when you post your location.

Now, let’s talk about how you can make Loopt work in your business. For instance, say I’m a Realtor and have 5 clients and 4 Builder friends on my Loopt.

  • Step 1: I’m out and about, checking out some resales in Oviedo with a client. I post a Loopt status that I’m out viewing Oviedo properties, and it maps my location to 419 and Lockwood.
  • Step 2: My facebook and twitter statuses have just been updated to show my current location, and that I’m out looking for properties with a client.
  • Step 3: One of my builders uses the Loopt program, and it alerts them that my status is close to one of their Oviedo communities. They see that I’m out showing resales.
  • Step 4: The builder texts or replies back that they have a new community just a 1/2 mile from my current location and are offering a great commission on their homes. I text them back the specifications my client is looking for, and they reply with 3 inventory homes ready for them to view and set an appointment for 20 minutes from now.
  • Step 5: I’m a hero to my client, who found their dream home in one of the inventory options, and I made a great commission!

See how easy it is when you know how to use the tools we’re given? Social networking isn’t just SOCIAL - it’s NETWORKING! It’s about making life easier, quicker and less hassle.

Loopt has just recently announced they passed the 1 million user mark, and I’m sure many more will follow at lightning speed.  The ability to start pulling the social networking sites together as a hybrid will be integral for new platforms of communication. When you start with a program that can combine your cell phone, photos, texting, facebook, twitter, blogs and gps systems - imagine what they’ll think of next!

So why is it so important to keep up with these new trends? Maybe Loopt isn’t for you - but it’s so important to stay updated on things like this! This is where we are today. These aren’t tools of the future.

I challenge myself to always stay 2 steps ahead of my little sister. She’s 19 and always on top of these things. She texts faster than I can speak and I hate when she tells me about something that I didn’t already know about. I was pretty proud of myself when I invited her to join Loopt!

So moral of today’s lesson - keep up, move up. If you’re still learning Twitter, you’re already behind!

Wow! So much has happened on our new home in the last week while I was (living vicariously through someone with a lot more money than me) furniture shopping!

So first, and most obvious, is that the drywall is now up! Anthony and I took a little field trip out there yesterday to take some quick pictures. It’s amazing how much different it looks from the first trip out there. It’s really starting to look like our first home :)

One of my favorite features is our coffered ceiling and french door in the master bedroom. Both of these were options that were originally planned by the designers. We were lucky to get them since we didn’t start the home from scratch ourselves.

That’s really a great benefit of buying an inventory home. We got there in great time to have some structural options already picked out, but in enough time to still make a couple of changes on cabinets, tile and colors.

So this week, they’ll be mudding the drywall, finishing Stucco-prep and having another inspection to verify everything looks good. The exciting stuff will start in about 2 weeks when the floors and cabinets start coming in! That’s when the home will get a little life of it’s own :) That’s also when I can go ask the Closing Coordinator, Kim, when my closing date will be.

Leona and Terry, my super awesome sales associates, had another status meeting today to discuss the progress with the Eric, the Builder; Mark, the operations manager; and Colby, the VP of Operations. They like to make sure everyone is on the same page, verify the progress and talk about upcoming inspections and any issues that may arise during the construction process. They have these meetings once a week and then Leona will usually send me a quick email to update me, the homeowner, about what was discussed in the meeting.

On the financing side - we just got confirmation that our loan was approved! This was totally exciting for me because I think I’ve been the most stressed about getting that figured out. I never knew how many hoops you have to jump through to get the financing done. I’ve heard it’s a lot more difficult to get financing now than ever before - so I’m very grateful that Roxanne, my Home Mortgage Consultant, has been there for me every step of the way (uh, except when it comes to photos…)!

Today she handed me the approval with the “conditions list”. I never knew this even existed… but it’s basic stuff that they (the mortgage guys) want to make sure I have before closing. It looks really overwhelming, but she went through each step with me and it’s really a lot simpler than it looked at first! There’s really only 2 things we need to give our underwritter, and we already knew about them. So… easy-schmeezy!
